The Florida Building Code, 9th Edition (2026) is scheduled to take effect December 31, 2026.
The edition in effect on your permit application date governs that permit (F.S. 553.73(7)(d)). The adopting rule (61G20-1.001) is still a proposed rule, so the date could move.

What’s the difference between Form R405 and R402?
R405 is the performance method: the whole house is modeled against a code reference house. R402 is the prescriptive method: each component meets a listed minimum. Not sure which your project uses? Pick “Energy calc” and tell us in the project details.
Do I need the PE seal?
Only if your building department or your project requires a sealed calc. Check with the department before you order. If you need it, choose the Sealed package ($595). Sealed calcs are signed and sealed by a Florida-licensed PE of Designda Inc. (dba Pineland Engineering).
When does the delivery clock start?
Standard takes 2–3 business days; Expedited: within 24 business hours (+$150). Complete plans passing intake before 3:00 PM ET on a business day start the clock then; later, or on a weekend or holiday, it starts at 9:00 AM ET the next business day. Friday 4 PM intake: clock starts Monday 9 AM, Expedited due Tuesday 9 AM.
Which days are holidays?
New Year's Day, Martin Luther King Jr. Day, Presidents Day, Memorial Day, Juneteenth, Independence Day, Labor Day, Columbus / Indigenous Peoples' Day, Veterans Day, Thanksgiving and the day after, Christmas Eve and Christmas. When a fixed-date holiday falls on Saturday we observe Friday; on Sunday, Monday. Holidays don't count as business days.
Which code edition will my calc use?
Under Florida law, the code edition in effect on the date you apply for the permit governs that permit for its life. The 9th Edition (2026) is scheduled to take effect Dec 31, 2026. Tell us your expected application date in the project details.
What if plan review sends comments back?
Revisions to address building-department plan-review comments on the same design are free: send the comments from your order page. Design changes (a different plan, layout or equipment) are $75 each. Building departments decide what they accept; we don’t guarantee approval.
How is the price set?
Package base price covers up to 2,500 sq ft and 1 system: energy calc from $195, full package $445, sealed $595. Add $100 for 2,501–4,000 sq ft, $200 for 4,001–6,000 sq ft and $75 for a second system. Over 6,000 sq ft or 3+ systems gets a custom quote. One statewide price, all 67 counties.
