The performance path, used well

R405 lets a model keep its big slider or dark roof by trading elsewhere, as long as the home’s annual heating, cooling and water-heating loads, normalized for equipment efficiency, come in at or under 95% of the code’s standard reference design (85% under the 9th Edition from December 31, 2026).1

Master plans, re-filed

Osceola County expired every master plan approved under the 7th Edition at the end of 2023; new 8th Edition masters needed approval before reuse.2 We rebuild model calcs to the current edition and worst-case orientation.

County paperwork, handled

Two signed sets in Charlotte, an extra signature page in St. Johns, legal descriptions in North Port: we package to each office’s checklist.345

2026 edition ready

The 9th Edition is scheduled for December 31, 2026. The edition in effect when you apply governs the permit, so we confirm your application date at intake.6

Questions from builders

Do you price per lot or per model?

Per house, at the statewide price: $445 for the full package up to 2,500 square feet and one system, with size and system add-ons published on the pricing page. Above 6,000 square feet, or with three or more systems, we quote it. Ask about volume once you've seen the first packet.

Can one calc cover a model built in several orientations?

A Manual J has to reflect the building's actual orientation under Florida's code, so each lot's orientation matters. For models built repeatedly, we run the worst-case orientation for sizing and can issue lot-specific versions; tell us the lots at intake.
