What Collier reviewers ask for

Collier's checklist for a new one- or two-family home is short on this point: if the work includes any air-conditioned space, submit energy and load calculations specific to the scope of work.4 That wording rules out reusing a calc from a similar house down the street.

Production builders get a stricter line. On a master building permit, Collier wants the energy and load calculations for all building orientations and the worst-case scenario, and it doesn't accept revisions to a master.5 A model that can be flipped garage-left or garage-right has to show both.5

The City of Naples and the City of Marco Island run their own building departments, each with its own portal and forms.67 Naples requires every building application to come in electronically through its Public Portal and, inside the Special Flood Hazard Area, an elevation certificate or the city's FEMA form with the application.9 For Everglades City, confirm with the city who reviews residential permits before you submit.

Naples Municipal sets Collier's design limits: 90°F for 1% cooling and 47°F for 99% heating.3 That cooling figure is three degrees under Lee's, which matters at the margin when an equipment line jumps in half-ton steps. Collier is zone 1A under the 8th Edition table.2 Our take: with a mild cooling design temperature and a humid Gulf, latent capacity deserves as much attention as the sensible number.

Collier's median home dates to 1998, and 45.9% of units were built in 2000 or later.11 Only 43.0% of units are single-family detached, which leaves a large share in condos and attached product; owner occupancy runs high at 78.3%.11 For our work that means a steady flow of newer custom homes alongside a lot of multifamily that a single-family calc doesn't cover.

  • FPL. FPL offers a $200 instant credit on a qualifying central A/C or heat pump at SEER2 15.2 or above, with both units replaced by a participating contractor; mini-splits are excluded.8
